The Process

Easy as 1, 2, 3, 4.

Step 1: Make a Plan
  • Talk to one of our SmartSteel professionals. Tell us what you need us to build and we’ll work out a plan to suit your needs and budget.
  • We’ll discuss specifications, timelines, construction costs, site access and what permits you’ll need.
  • Once you’re happy with the plan, we’ll ask for a deposit to lock in the order, and your project is underway.
Step 2: Building and Planning Permits
  • Building permits relate specifically to the carrying out of building construction. However, there are times when a planning permit may also be required.
  • Planning permits are legal documents that might be required by council giving permission for a land use or development. If a planning permit is required, it must be obtained before a building permit can be issued, however both applications can be made at the same time. A planning permit does not remove the need to obtain a building permit.

The best way to find out whether you need a planning permit is to contact your local council's Town Planning Office.

As a rule of thumb, allow 28 days for building permit processing.

Step 3: Delivery of your shed
  • Once your permits are approved, we ask for payment of the balance of your kit invoice.
  • SmartSteel Designs will then commence the ordering and manufacturing of your project.
  • Our scheduler will contact you with a delivery ETA and schedule a tentative build date.
  • While your shed is being manufactured (please allow 28 days), the concrete slab will be poured.

Please note these sheds come on big trucks, so if access is limited, additional delivery costs can apply.

Step 4: Building your shed
  • We endeavour to have installers on site within 3 weeks of delivery.
  • SmartSteel Designs/BBC Construction are fully licensed commercial and domestic builders. WorkCover of all tradesmen on site is included; and you are protected by statutory warranties from any faults that might occur with the building during construction.
  • You will receive a plumbing certificate. Our building crews have their plumbing registration, this is a legal requirement by the plumbing commission.

Please note that if you choose to take on the construction yourself as an owner builder, you are fully liable for all incidents, accidents and safety for the entire project. You could have no contractual standing to ensure the contractor returns to the job if there are any additional works required upon final inspection of the building surveyor.
